What is CondoWrangler?
CondoWrangler is software that helps condos, stratas, and co-ops track and resolve maintenance issues. It's built for both managed and self-managed communities looking to save time and money on their maintenance operations.
The adage “an ounce of prevention is worth a pound of cure” is at the core of our philosophy. When maintenance issues are forgotten, small problems can grow into expensive problems. CondoWrangler's goal is to prevent expensive problems from occurring.
Do owners need to learn new software?
No. Owners submit maintenance requests via email, just as they always have. No portals, no logins. CondoWrangler converts those emails into searchable, trackable maintenance issues for boards and property managers.
How does CondoWrangler handle email requests?
Each request is automatically assigned to the relevant unit, tagged by type (e.g., "siding," "fences"), stored in a searchable database, and forwarded to your property manager or board members. A full history of every request, including files and images, sorted and categorized, is available to current and future boards and property managers.
Are there other ways maintenance issues can be submitted?
Absolutely. CondoWrangler was born out of the pain of physical inspections. Our founder used to walk around with fellow board members inspecting units and common elements, everyone capturing issues in their own Notes apps and phone cameras. The real drudgery came afterward — consolidating all those disparate notes and photos into a single source of truth. Some years it was a Word doc; as we got more "advanced," spreadsheets. Tedious, thankless work.
CondoWrangler puts an end to that. Boards and PMs can submit issues right from their phone; we recommend using dictation so you don't even have to type. Snap photos or video and upload directly to the app. Save your photo album for pictures of your kids or the dog.
Perhaps the best part is you don't end up repeatedly capturing the same issues. Every unit has a single source of truth in the app, so you can see unresolved issues from previous years and not wonder "was this recorded before"?
We already have a property manager. Why do we need CondoWrangler?
Property managers are great at handling urgent issues. The problem is non-urgent ones. They tend to get forgotten through board turnover, PM turnover, or simply because maintenance requests live in email inboxes and get buried over time. Unless an owner is particularly vocal, the issue quietly disappears.
CondoWrangler supports boards and PMs by giving them categorized maintenance data that persists over time. This makes it easier for them to make informed decisions and act with confidence.
What size of building is CondoWrangler designed for?
Low-to-mid-rise properties with at least 30 units.
Do we have to do anything to set it up?
Almost nothing. We handle setup for you. Just provide some basic information and you're off to the races. If you'd like existing maintenance requests imported, supply them and we'll take care of the rest.
Can we export our data?
Absolutely. Submit a request and our team will export your maintenance data within two business days. You're never locked in.
