What is CondoWrangler?

CondoWrangler is software that helps condos, stratas, and co-ops track and resolve maintenance issues. It's built for self-managed and managed communities that want to proactively track and address maintenance issues before they become expensive problems.

Who buys CondoWrangler?

Condominium corporations are our typical buyer. We believe condos themselves should own their data. Property management companies have their own software but the maintenance data in those tools is not easily accessible to boards, or that data is only a reflection of issues that were sent to the PM.

CondoWrangler is about the big maintenance picture; not just the thin slice of pressing issues that owners flagged.

What's the story behind CondoWrangler?

CondoWrangler was born out of the pain of physical inspections. Our founder used to walk around with fellow board members inspecting units and common elements, everyone capturing issues in their own Notes apps and phone cameras. The real drudgery came afterward — consolidating all those disparate notes and photos into a single source of truth. Some years it was a Word doc; as we got more "advanced," spreadsheets. Tedious, thankless work.

CondoWrangler puts an end to that. Boards and PMs can submit issues right from their phone; we recommend using dictation so you don't even have to type. Snap photos or video and upload directly to the app. Save your photo album for pictures of your kids or the dog.

Perhaps the best part is you don't end up repeatedly capturing the same issues. Every unit has a single source of truth in the app, so you can see unresolved issues from previous years and not wonder "was this recorded before"?

We already have a property manager. Why do we need CondoWrangler?

Property managers are busy people that carry an immense workload. We as board members only see a tiny sliver of their world. It's neither realistic nor fair to expect a PM to track every single maintenance issue.

Beyond that, it's rare that property managers can effectively capture the big picture when it comes to maintenance issues on your property. This responsibility should live with the board and the corporation, as you know the property best and live with the consequences over time.

CondoWrangler supports boards and PMs by giving them categorized maintenance data that persists over time. This makes it easier for them to make informed decisions and act with confidence.

What size of building is CondoWrangler designed for?

Properties with at least 20 units. It was designed with condos in mind but it's just as useful for other multi-unit properties like HOAs or co-ops.

Do we have to do anything to set it up?

Almost nothing. We handle setup for you. Just provide some basic information and you're off to the races. If you'd like existing maintenance requests imported, we can import them on your behalf for a modest fee.

Can we export our data?

Absolutely. Submit a request and our team will export your maintenance data within two business days. You're never locked in.
